homed

Coming 2027

Every tool shows you the data.
None of them tell you what it means.

homed is a property decision engine. It takes your goals, your budget, and the properties you're considering — and tells you exactly what you're choosing between.

Not a listing portal Not a data dashboard Not a spreadsheet The decision layer

Launching in the UK and US — rolling out to further markets from 2027.

The gap no one has filled

The UK and US property markets have excellent data tools. What they have never had is a tool that connects that data to your specific situation and tells you what to do with it.

What homed is not

  • Rightmove or Zoopla

We don't list properties. We help you decide between the ones you've already found.

  • Brickslogic or PropertyData

They show you £/sqft and area trends. We use the same underlying data — and then tell you what it means for your goals.

  • A spreadsheet

Your spreadsheet answers one question at a time. homed answers all of them at once, weighted by what you actually care about.

  • An AI chatbot with property prompts

No persistent data, no optimisation engine, no comparable infrastructure. Generic answers to specific questions aren't decisions.

  • Financial advice

homed is decision support. It surfaces trade-offs and structures your thinking. The decision remains yours.

What homed is

  • A decision engine built around you

Weighs financial return, family needs, development potential, lease risk, and location — all at once, against what you actually care about.

  • A map of your real choices

Not just a ranked list. A clear picture of what you gain and lose with each property — so you can make the call with your eyes open.

  • Honest about conflict

When your goals pull in different directions for a specific property, homed tells you — before you've talked yourself into it.

  • A conversation, not a form

Tell it what matters to you. It asks the right follow-up questions. No spreadsheet setup, no configuration.

  • Professional-grade analysis, for everyone

The rigour of an investment committee. The accessibility of a conversation.

How it compares

Every existing tool occupies a different part of the stack. homed is the layer none of them provide.

Tool What it does Personalised
objectives
Trade-off

Rightmove Lists properties for sale
Zoopla Listings + basic sold price data
Brickslogic £/sqft analytics, area benchmarking
PropertyData Area stats, price trends, yield estimates
Spreadsheet Manual modelling, one question at a time
homed Multi-objective decision engine, personalised to you

The data tools are good. homed uses the same underlying data — and then does something none of them do.

The EDS Decision Engine

homed is built on a decision engine developed by Economic Data Sciences. Rather than reducing everything to a single score, it holds all of your competing priorities at once — and shows you clearly what each property gives you and what it costs you.

This isn't a chatbot with property knowledge bolted on. The same engine that helps you choose a home is the engine that tells a fund manager where to allocate capital, and an infrastructure team how to arrange their servers. The question changes. The analytical rigour behind the answer does not.

The engine has been in production since 2017.

How it works

A conversation that understands what you want. An engine that works out what that means.

1

Tell it what matters

A natural conversation draws out your goals, priorities, budget, and constraints. No forms. No spreadsheet setup. Just say what you're looking for.

2

Add your properties

Paste a listing, upload a screenshot, or describe a property. homed pulls in comparable sales, school ratings, transit times, energy data, and more — automatically.

3

Get the answer

The Decision Engine weighs everything against your priorities and tells you — in plain language — what each property gives you, what it costs you, and what you're really choosing between.
